As you drive up the tree-lined driveway, the distinctive red branches of Arbutus greet you and lead you up to the beautiful sun-soaked home.

Walking into the foyer at the front door, the spacious, open-plan main floor is as impressive as it is homey. With warm wood floors and cabinets, expertly placed lighting, ample seats in the kitchen, dining area and formal living room, and incredible views from the many windows, this home makes the perfect backdrop to any family holiday.

The large, fully-stocked kitchen is outfitted with top-of-the-line, stainless-steel appliances, generous counter space and lots of seating at the bar to allow the family chef and their sous chef to cook dinner while the rest of the family taste testers sit around offering encouragement and conversation.

In the morning, this kitchen is spacious enough to accommodate everyone’s morning routine and the breakfast bar offers casual seating for everyone to have a quick breakfast before heading out for a day of adventuring.

The adjoining dining room provides guests with the option of enjoying a meal in a more formal setting. With a long stylish table and leather chairs, modern overhead lighting and a bank of windows that surrounds the table, this dining room is a stunning setting for any meal.

A few steps down from the dining room and kitchen, guests will find the luxurious, sunken formal living room, complete with an oversized, deluxe leather sectional, 3D flat screen TV, large coffee and side table.

This living room is ideal for both lively family nights and peaceful cozy evenings spent together. The 3D TV provides unparalleled picture quality for family movie nights or watching sports. The coffee table is ideal for spirited board games and the floor space can easily become the stage for charades.

With the lights dimmed and the soft lamp light though, the living room transforms into a peaceful, relaxing atmosphere to curl up in the plush couch with a book or some music.

Just behind the living room, tucked away from the main area, a chic billiard room with a stylish billiard table, sideboard for drinks, patio access and incredible views of the ocean waits for the next great game.

Off to the right of the foyer, a smaller, private living room, neatly and comfortably furnished with sofas and a flatscreen TV is perfect for setting up kids with their own movie or finding a little peace and quiet away from the main rooms.

Additionally, on the main floor, conveniently placed between the foyer and the garage, there is a small two piece bathroom.

The wrap-around patio on the main level of the house can be accessed through the billiard room or through the dining room and allows guests to relax and recline in the fresh ocean breezes in comfort.

Here, you’ll find an outdoor dining table to enjoy your food alfresco, as well as lounge seating and a luxurious hot tub to soak sore hiking or biking muscles under the stars.

On the second floor, you’ll find four spacious bedrooms each with its own incredible view, flatscreen TV, individual PVR and large comfortable beds dressed with the highest quality linens.

At the end of a passage, off the main hallway, you’ll find the incredibly private, tranquil and luxurious primary bedroom. Here, a bank of windows, offering panoramic views of the ocean and Arbutus grove can be enjoyed from the comfort of the king-sized bed. The five piece, private ensuite with windows that look out over the property, a high-end spa soaker tub, separate shower room and large vanity provides peace and privacy for all your ablutions. In this bedroom, you’ll be able to properly feel rested and recharged for all your holiday activities.

Next to the primary bedroom, you’ll find a second bedroom with its own private ensuite. This elegant room is similarly furnished with a king-sized bed and has a view over the property to the ocean beyond. This modest ensuite is complete with bathtub shower and large vanity.

The third and fourth bedrooms both boast two queen sized beds providing ample, comfortable sleeping arrangements for all the members of your family.

These bedrooms have access to the main three piece bathroom with a bathtub shower, large vanity and storage cupboard. This bathroom is cleverly designed with a water closet allowing more people to use the bathroom simultaneously while providing privacy for each.

On the second floor guests will also find a large laundry room with ironing board, hanging rack, washer, dryer and folding counter.

Arbutus Hill is located on a large acreage in the quaint, seaside, country community of Metchosin. The property has private trails throughout the backyard that are ideal for exploring with younger ones or taking a peaceful stroll around the property.

These trails also lead to the extensive and incredibly popular Galloping Goose Trail. The Galloping Goose is a mostly flat, multi-use trail that extends from downtown Victoria to Sooke and beyond. For those looking for a longer walk or a biking trail, the Galloping Goose is absolutely perfect.

If you’re hoping to get lots of beach days during your stay, you’re in luck! Weirs Beach, a beautiful sandy beach perfect for both summertime swimming and beach combing all year round, is just a five minute walk from the house.

For local, fresh groceries and produce, as well as one of the best bakeries and pizza parlours in Victoria there is no better place to go than the nearby, quirky, beloved My-Chosen Cafe.

While this gorgeous home is in the middle of the peaceful countryside, all of the attractions of Victoria and the lower island are still easily accessible!

An easy forty minute drive will take you to the middle of downtown Victoria where you can see all the historical sites. Wander through Chinatown and explore Fan Tan alley, walk through Market Square and do some shopping along lower Johnson then head down Government street to marvel at the historical architecture.

Stay on Government St. and you’ll quickly find yourself in the Inner Harbour where you can see the grand Empress Hotel, the impressive Legislative Buildings and wind up at the Royal BC Museum for an afternoon of exploration and education.

From Arbutus Hill, the world famous Butchart Gardens, with hundreds of flowers, plants and trees arranged in five thematic gardens is just forty five minutes away. Explore the nearby town of Sooke and marvel at the expansive, wild beauty of East Sooke Park.

We stayed as a group of seven and encountered a serious health and safety issue during our visit. There was a sewage backup in the basement bathroom near the sauna, which was initially mistaken for dirt but later confirmed as human waste. On April 6th, after using the hot tub and sauna, we experienced backflow of human feces through the shower drain, exposing multiple guests. Despite multiple messages sent to the host on April 7th, we didn’t receive a response until after checkout. We spent significant time sanitizing our belongings due to the contamination. Additionally, for over $1500 per night, the listing lacked basic amenities, including coffee, tea, and sufficient paper towels. Check-in was also delayed as there was no gate code provided, leaving us waiting 15-20 minutes. Given the host had significant delays in their response, and declined to provide any reimbursement/ghosted us, we’ve submitted a formal request through Airbnb due to the severity of the issue.

Beautiful, comfortable, bright, expertly renovated get-away worked so well for 5 + dog. A great find!!

Positive: Comfortable & bright w/great mix of old & new. Beautifully decorated classic craftsman with mid century modern details. Excellent outdoor space. Worked great for our group. The second house with its own mini-kitchen & bath was gorgeous & private. The water & beach walk across the street is beautiful. Perfect place for running & walking. Also many paved trails for running/walking/biking nearby. Negative: Yard wasn’t completely fenced in and house is on a fairly busy road (cars driving quickly) so our dog had to be on her leash at all times. Next door neighbor is *really* close & they are doing renovations. So, saws & hammering early & throughout the day. Also, a little bit of an ant problem in the kitchen. Not a big deal for us but possibly for someone. No tissues.

Positive: Everything. This is the hidden gem of hidden gems. Perfect quiet location, easy access to the unit. The details are exquisite and clearly a lot of thought and pride went into putting this together. The spectacular elevated views from every front room including the sunroom, outdoor decks and the front patio were the highlight! Witnessed the sunrise every morning behind the Gulf Islands and Vancouver mountains and even caught the harbour seals floating by down below. Lots of ferry, freighter, log boom movement to keep us entertained. The carport parking for 2 cars was convenient for guests and the EV charger came in handy. Although we didn't communicate with the host by name, EMR Vacation Rentals was very responsive and helpful. Loved the full Shaw cable channel lineup on the big TV so we could watch the live Masters golf. Some confusion on which Unit was ours on arrival but I'm new to AirBnb. There was activity in the smaller second unit below us but there was no interaction and they were very quiet. To take advantage of the full patio furniture, outdoor fireplace etc. come in May onward. We will be booking again with EMR and this property when back on the island.

Our stay at this Airbnb was so memorable. From the moment we arrived, we were all in awe of the beauty and serene vibe of the space and its surroundings. The instructions given before and during our stay were clear and lots of recommendations were given. The view was phenomenal, and the interior and garden design were calming and aesthetically pleasing. We especially enjoyed the kitchen and dining and spent most of our time there. It had nice appliances, kitchenware, and even cookbooks for inspiration. The space was as beautiful as a show home, but also felt lived-in and comfortable. Everything was straightforward to use. The detached 3rd room and washroom was jaw-dropping! All in all, everything was well thought-out and it was clear that the space was meant for relaxing, unwinding, and creating lasting memories not only exploring Victoria, but also in this home! We would love to come back and would recommend the space!
